Kissimmee is the eastern edge of our service area and it is two towns wearing one name. There is the Highway 192 corridor, a dense strip of resort and vacation rental housing serving the Orlando parks, and there is the original Kissimmee, a cattle town on the shore of Lake Tohopekaliga with a genuine historic downtown, a working rodeo arena and a lakefront that has nothing to do with tourism at all. Listings from those two Kissimmees need almost nothing in common.

The lakefront and downtown market is the one most often photographed as though it were the other one. Lake Tohopekaliga is a large, shallow, bass fishing lake with a public promenade along its northern shore, and frontage on it is a real and specific asset. Whether a property has private frontage, a dock, a canal to the lake or simply a view is a distinction that matters to buyers and that no ground level frame resolves, so lakefront listings here are aerial led. The older housing around downtown and the lake includes early twentieth century stock with porches, tall ceilings and small windows, which needs added light inside to keep character from collapsing into shadow.

The corridor market is a commercial exercise. Buyers are underwriting an income stream, so bedroom count and configuration, sleeping capacity, the outdoor space and the resort's own facilities all carry weight, and a screened pool needs flash or it photographs as a dark box and loses the most valuable feature on the property.

Distance is worth being straightforward about. Kissimmee is the furthest point we work, and it is still covered at the same flat rate.
