Winter Haven, Florida.

About an hour from Tampa · no travel fee

Winter Haven is built around the Chain of Lakes, and that chain is the reason the market exists in the shape it does. More than twenty lakes are connected by navigable canals, which means a house on the right lake is not on a pond, it is on a genuine boating system a buyer can run for hours. That distinction is worth a great deal of money and it is nearly impossible to convey from the ground.

Aerials do it. A frame that shows the property, its frontage, its dock and the canal leading out toward the next lake makes the whole proposition legible in one image. A ground level shot of a back yard with water behind it does not distinguish a connected chain lake from a landlocked pond, and buyers who care about this care about it a great deal.

The housing is varied. There is period stock around the older lakes and the historic streets near downtown, mid-century block homes on generous lots, lakefront homes ranging from modest cottages to substantial estates, and newer subdivision construction filling in around the edges. There is also a considerable over fifty five and manufactured home market that rewards clear, honest coverage and proper amenity photographs.

Lakefront listings should treat the rear elevation as the primary one, since that is where the glass, the porch and the view are. Those rear facing interiors need blending so the lake survives the exposure rather than burning to white, and a twilight pass over the water on a west facing property is usually the best frame in the set.

We shoot the lakefront streets throughout the Chain of Lakes, the historic areas near downtown, and the newer construction and over fifty five communities around the city. The chain itself, Legoland, downtown Winter Haven and the canals connecting the lakes are the draws, and whether a lake is genuinely part of the navigable chain is a distinction only an aerial makes clear.
