Lithia, Florida.

Lithia is rural Hillsborough, and the properties we shoot here are land first and house second. Parcels run from a couple of acres to substantial ranch tracts, much of it pasture and pine, a good deal of it fenced and cross-fenced for horses, with barns, workshops, equipment sheds and long private drives. A buyer looking at a Lithia listing is evaluating the land, the water, the fencing and the outbuildings at least as seriously as the kitchen.

That makes the aerial set the core of the shoot. On the ground you cannot show acreage: trees and fence lines close in, and every wide shot ends at a treeline a hundred feet away. From the air the parcel reads whole, the shape of the cleared pasture, where the barn and the arena and the pond sit, how the drive comes in from the road, how much of the land is actually usable versus wooded or wet. For anything above a few acres that frame is the most important image in the gallery.

Outbuildings deserve real coverage rather than a passing shot. A forty by sixty pole barn with power and water is a material part of the value, and so are stalls, tack rooms, run-ins, workshops and covered equipment storage. Photograph them properly and the listing answers the questions a rural buyer will otherwise have to phone about.

The Alafia River runs through this area and river frontage is a genuine premium, though it is invisible from the ground on most parcels. Open skies make light easier than in the shaded suburbs, but bright midday sun on a metal roof still needs bracketing.
