Vacant land is the hardest thing to photograph from the ground and the easiest from the air. A parcel that looks like an anonymous tree line from the road reads clearly from above: the shape, the cleared ground, the access and the frontage. Land photography across Tampa Bay starts at $150.
What a land buyer needs to see
Land buyers ask a consistent set of questions, and every one of them is an aerial answer. How much of the parcel is actually usable rather than wooded or wet. Where the road frontage is and how wide it runs. Where an access point could go. What the neighboring land is doing, because that governs what can be built and what it will be like to live there.
A ground level photograph of a field answers none of that, which is why so many land listings sit. Two or three well flown frames do more than a full gallery from the roadside.
Boundary overlays
On larger or irregular parcels an overlay marking the boundary onto the aerial is worth adding. Without it, a buyer looking at an aerial of open ground genuinely cannot tell where the land being sold stops and the neighbor's begins, and ambiguity on that point is what stops enquiries.
Land across the region
We shoot agricultural and residential land through Plant City, Lithia, Dade City, San Antonio and Brooksville, where parcels run from a couple of acres to substantial ranch tracts.
Around Brooksville and Dade City the ground genuinely rolls, which is unusual in Florida and is a selling point in itself. There, aerials flown at an angle that shows contour do far more for a parcel than a flat overhead, which flattens exactly the feature that makes the land distinctive. Land work is flown under the same licensed drone operation as our listing aerials.

How much does land photography cost?
Aerial photography for a vacant land or lot listing starts at $150, covering the parcel, its frontage and its access. Very large tracts and multi parcel listings are quoted individually.
Can you mark the property boundaries on the photos?
Yes. A boundary overlay can be drawn onto the aerial from the parcel data, which is worth adding on larger or irregular sites where a buyer otherwise cannot tell what is included. It is drawn for marketing and is not a survey.
Is there a best time of year to photograph land?
The drier months from roughly November through April are better. Summer growth hides ground detail and standing water after the afternoon storms makes usable land look wetter than it is.
