Clearwater is really two markets that share a name, and knowing which one a listing sits in determines the whole shot list. Inland Clearwater, north and east through Countryside and toward Safety Harbor, is a suburban market of mid-century block homes and 1980s and 1990s subdivisions on comfortable lots with mature landscaping. Coastal Clearwater, out on Island Estates and along the Intracoastal, is a waterfront market where the water, the dock and the access are what carry the price.
On the inland listings the work is conventional but the light is not always easy. Mature landscaping shades front elevations through much of the day, so exteriors get shot early, and the very common screened pool enclosure needs flash and a blend or the cage reads as a gray film over a dark pool. Terrazzo, popcorn ceilings and older bathrooms are frequently part of the story, and the honest approach is clear, well lit coverage rather than styling that oversells.
On the water it is a different set entirely. Buyers want to know about depth, bridge clearance and how long it takes to reach the Gulf, and those are aerial answers. Island Estates and the Intracoastal streets deserve a frame that follows the channel out, a low pass over the dock and lift, and a twilight pass, because west facing water here means the sunset is a genuine asset rather than a nice extra.
Aerials across much of the city need airspace authorisation, with both Clearwater Air Park and St. Pete-Clearwater International nearby.
We shoot Countryside, Island Estates, Sand Key, Harbor Oaks, Morningside and the established streets around Belleair and Coachman. Proximity to the beach and the causeway, the Countryside retail corridor, the golf around Innisbrook and Belleair, and the Intracoastal access are the practical draws, and any waterfront listing wants an aerial that shows the route from the dock to open water.
