San Antonio is a small town in the truest sense, a few hundred acres of old Florida laid out around a central square, surrounded by rolling hills, pasture and the campus and abbey at Saint Leo just up the road. Very little is listed here at any one time, which cuts both ways: there is less competition, but there is also less comparable data, so the photography has more work to do in establishing what a property actually is.

The terrain is the first thing to convey. This is one of the genuinely hilly parts of Florida, and grade, elevation and long views across pasture are real value here. Aerials flown at an angle that shows contour communicate that; a flat overhead flattens exactly the thing that makes the property distinctive.

The housing splits between older homes in and around the town square, some with real age and original character, and acreage properties, small farms and equestrian parcels spread through the surrounding countryside. The older homes need flash and bracketing to hold detail in interiors that were built before large windows were normal. The acreage properties need the full land treatment: parcel boundaries, fencing, barns, outbuildings, water and access, all of it from the air, because a ground level gallery of a forty acre parcel shows a house and a lot of grass.

Lake Jovita nearby brings golf frontage and elevated lots into the mix, and those benefit from aerials that show both the fairway and the elevation the community is built on.
