New Tampa, Florida.
About 25 minutes from Tampa · no travel fee
New Tampa is master-planned country, and that creates a specific photography problem: within any given village the elevations genuinely do look alike. Several houses on the same street can share a floor plan and a stucco color, and at any moment a handful of near-identical homes are listed at once. When the house cannot differentiate itself, the photography and what you choose to include has to.
The stock runs from late 1990s builds through to recent construction across Hunter's Green, Cross Creek, K-Bar Ranch, Live Oak Preserve and the Grand Hampton area. Most are two-story stucco with a tile roof, a two or three car garage taking up much of the front elevation, and a screened lanai at the back. Two things reliably separate one listing from the next. The first is the lot: conservation and preserve backing homes are worth real money over an interior lot, and that is an aerial shot, not a ground shot, because from the patio a preserve just reads as trees. The second is the amenity package, and buyers moving into New Tampa are buying the pool, the trails and the gate as much as the house.
Access is the scheduling constraint. Most of these communities are gated, several are guard-gated, and arriving without the gate arranged burns twenty minutes of the best morning light. Send the code or leave our name at the gate when you book. Lanai interiors need flash to hold detail through the screen, and the screen itself photographs as a gray haze if the exposure is left to the camera.
We cover Hunter's Green, Cross Creek, K-Bar Ranch, Live Oak Preserve, Grand Hampton, Arbor Greene, Heritage Isles and the newer sections off Kinnan Street and Morris Bridge Road. Proximity to Wiregrass, Tampa Premium Outlets, the Flatwoods Park trail network and the top rated schools around Wharton and Freedom are all genuine buyer signals here, and they justify an aerial that puts the property in the neighborhood rather than one that only shows the roof.
