Temple Terrace is small, distinctive and much older than most of what surrounds it, and the housing rewards a photographer who knows what they are looking at. The city was laid out in the 1920s around a golf course, and the original Mediterranean Revival homes from that era are still here: stucco and barrel tile, arched openings, wrought iron, thick walls and deep window reveals. They sit alongside solid mid-century ranch stock and, closer to the university, a substantial rental and investor market.

The 1920s houses are the technically interesting ones. Deep reveals and small openings mean the interiors are dim relative to the windows, so single-exposure interiors come out either muddy or blown, and the character detail that sells the house, arches, plaster, original tile, original wood, disappears into shadow. Those rooms need bracketing and usually flash, and they need a lens discipline that respects the scale rather than stretching a modest room into something the buyer will not recognize on the walkthrough.

Outside, the mature oaks over almost every street are the constraint. Front elevations spend most of the day in moving dappled light, so the usable exterior window is narrow and early. Golf frontage and Hillsborough River lots are the two premium positions in the city, and both are better shown from the air than from the ground, where a fairway reads as an ordinary back lawn and the river disappears behind the tree line.

For investor listings near the university the priority shifts to clarity: honest room coverage, a clean floor plan and a straightforward sense of the layout.

We shoot the original city grid around the golf course, the river streets off Riverhills, the mid-century blocks toward Fowler and the rental stock nearer the University of South Florida. Golf frontage, river access, Riverhills Park and being minutes from USF, Busch Gardens and Interstate 275 are the things buyers weigh here, and both the fairway and the river need an aerial to register as the premium they are.
