Tampa Palms is the established end of the New Tampa corridor, and the difference from the newer villages a few miles north shows up immediately in a camera. This community was built out largely through the late 1980s and 1990s, which means the landscaping has matured, the oaks along the boulevards are substantial, and a great many homes back onto genuine conservation rather than a retention pond. The result is a neighborhood that photographs richer and greener than the newer stock nearby, and a set of shooting conditions closer to old Tampa than to the master-planned communities it is usually grouped with.
That canopy is both the appeal and the problem. Front elevations sit in deep, moving shade under mature trees while the sky above stays bright, which is a wide bracket and a narrow clean window, generally early morning or the last usable hour. Shot at midday, a Tampa Palms facade comes back with hard shadow slashed across it and a washed sky behind.
The premium positions are conservation and golf frontage, and both need aerials. From a lanai, a preserve reads as an indistinct green wall and a fairway reads as a slightly larger back lawn; from the air you can see the depth of the buffer, that nothing will ever be built behind it, and how the property sits within the village.
Homes here are larger than the county average, with formal rooms, high ceilings and substantial glass at the rear, so interiors need window blending or the lanai and preserve behind simply burn out to white.
We shoot across the Tampa Palms villages, from Hampton Park and Faircrest through Reserve, Stonebridge and the streets along Tampa Palms Boulevard. Conservation frontage, the golf course, the village pools and quick access to Interstate 75, Bruce B. Downs and the USF and Moffitt employment corridor are what buyers weigh here, and the preserve backing that carries the premium only reads properly from the air.
