Spring Hill is enormous and almost entirely platted, which produces a listing environment unlike anywhere else on this coast. Tens of thousands of quarter acre lots were laid out across a grid decades ago and built out gradually since, mostly as single story block homes with two car garages and screened lanais. The result is a market where a buyer is comparing a very large number of genuinely similar houses, and where most of them, unusually for Florida, carry no mandatory homeowners association.
That last point is a real selling feature and it is worth photographing accordingly: room to park a boat or an RV, fenced yards, sheds and workshops, none of which a deed restricted community would allow. Those are the frames that separate a Spring Hill listing from a comparably sized house in a planned community an hour south.
The conditions are open and bright. Lots have limited canopy, so exteriors are exposed to a high sun that will clip a pale block wall and a white tile roof on a single exposure, and bracketing is required even when the light seems easy. Screened pool enclosures are extremely common and need flash and a blend, or the cage veils the pool and the whole rear of the house reads dark.
Interiors are typically split plan, single story, with sliding glass to the lanai. The lanai and the pool are usually the strongest features and deserve a twilight pass, which also gives an otherwise plain elevation warmth and depth it does not have at noon.
We shoot across Spring Hill, from the established sections near Mariner and Deltona Boulevards out to Timber Pines, Silverthorn and the newer construction toward the Suncoast Parkway. Weeki Wachee Springs, the Gulf access at Hernando Beach, the golf communities and Suncoast access into Tampa are the practical draws, and space that a deed restricted community would not permit is a genuine feature worth showing plainly.
